Intumescent Paint Surveys — Protective Coating Inspection in Glasgow and Across Scotland

Intumescent Paint Surveys provide a specialist assessment of the fire protective coating applied to the structural steelwork.  Our survey specialists verify the coating thickness, overall condition and any areas in need of repair, in line with the current Scottish Fire Safety Legislation and the manufacturers guidelines.

ABOUT THIS SERVICE

What Are Intumescent Paint Surveys?

An Intumescent Paint Survey is a technical inspection of fire-resisting coatings applied to structural steel elements such as beams, columns, and frames.

Intumescent coatings are a reactive form of passive fire protection which is applied to the structural steel beams and columns to prevent the premature collapse of a building in the event of a fire.  The required Dry Film Thickness (DFT) differs depending on the steel size / type and it is imperative that this is applied as per the manufacturer's guidelines to ensure this will achieve the required fire rating.

Surveys assess coating coverage, damage, environmental exposure, thickness measurements, and supporting documentation to confirm the applied system can achieve its intended fire resistance period.

WHY IT'S IMPORTANT

Why Intumescent Paint Surveys Matter

Intumescent coatings are often installed during construction or refurbishment and then left unchecked for years. Damage, corrosion, alterations, or poor original application can significantly reduce their effectiveness.

For Responsible Persons, this presents a hidden structural risk.

An Intumescent Paint Survey provides:

  • Confirmation that coatings meet required fire resistance ratings

  • Evidence of compliance for insurers and authorities

  • Identification of damaged or incomplete areas

  • Assurance that structural steel is adequately protected

  • Reduced risk of unexpected failure during a fire

Without verification, coatings may not perform as assumed in a fire strategy.

COMPLIANCE

Associated Fire Safety Legislation and Standards

Intumescent Paint Surveys support compliance with:

  • Fire (Scotland) Act 2005

  • Fire Safety (Scotland) Regulations 2006

  • Scottish Technical Handbooks

  • BS EN 13381 – Fire resistance tests for structural members

  • Manufacturer certification and third-party approval schemes

  • Insurance and warranty inspection requirements

Evidence of coating suitability and maintenance may be requested during audits or following enforcement action.

THE RISKS OF INACTION

What Happens Without Verification

Where intumescent coatings are not surveyed:

  • Fire resistance ratings may be unproven or incorrect

  • Structural steel may fail earlier than expected in a fire

  • Insurance claims may be challenged or reduced

  • Enforcement authorities may require intrusive investigations

  • Costly reapplication or replacement works may be required

  • Responsible Persons may remain legally exposed

In serious incidents, coating failure can contribute to rapid structural collapse.
